*The costs for necessary Cadastral information and/or Cadastral maps will be charged by the appraiser to the client and are not included in the rate.
  1. For a revaluation within one year, 50% of the rate with a minimum fee of USD 225, including ABB, will be invoiced.
  2. If the given assignment extends beyond a valuation, further services will be subject to an additional fee to be mutually agreed upon, based on the current hourly rate of USD 206,70 incl. ABB sales tax. A further-reaching assignment includes, among other things, the need for extensive description or measurement of the appraised property, presentation and analysis of market data, further explanation of the value assessment, providing the found value based on one or more methodologies, renovation considerations, discussions about various potential uses, or future expectations.


Rates for Valuation Services for Commercial Real Estate on Bonaire

Valuation of market value, execution value, and/or rebuilding value:

- Up to USD 450,000.- : 0,2% with a minimum of USD 609,50 incl. ABB sales tax
- Upward of USD 450,000.- up to USD 2.250.000,- : USD 964.60 + 0,175% above USD 450,000.- incl. ABB sales tax
- Upward of USD 2,250,000.- up to USD 4.550.000,- : USD 4,324.80 + 0,15% above USD 2,250,000.- incl. ABB sales tax
- Upward of USD 4,550,000.- : USD 7,939.40 + 0,125% above USD 4,550,000.- incl. ABB sales tax


The valuation of rental price is calculated based on the appraised annual rental price:

- Up to USD 45,000.-  : 2% with a minimum of USD 575,- incl. ABB sales tax
- Upward of USD 45,000.- up to USD 225,000.- : USD 964.60 + 1,75% above USD 45,000.- incl. ABB sales tax
- Upward of USD 225,000.- up to USD 455,000.- : USD 4,324.80 + 1,5% above USD 225,000.- incl. ABB sales tax
- Upward of USD 455,000.- : USD 7,939.40 + 1,25%  above USD 455,000.- incl. ABB sales tax

* Costs for necessary Cadastral information and/or Cadastral maps will be passed on to the client by the appraiser and are not included in the rate.

  1. When appraising the value of a share in real estate, the rate is calculated based on the appraised value of the entire real estate property.
    The rate is invoiced per parcel. However, if the parcels form a complex or can be considered as such due to their proximity to each other, they will be regarded as one parcel for the rate calculation.
  2. If the assignment involves more than one type of value, or if evaluating other types of values is necessary to provide the requested value assessment, and these assessments are mentioned in the report, the rate will be calculated according to the highest outcome among the different values. The rebuilding value is excluded from this consideration.
  3. For a revaluation within one year, 50% of the rate, with a minimum fee of USD 609.50, including ABB, will be invoiced.
  4. In case of withdrawal of an assignment before it is executed, a fee of USD 450.50, including ABB, is due for the work already performed.
  5. If the given assignment extends beyond a valuation, further services will be subject to an additional fee to be mutually agreed upon, based on the current hourly rate of USD 206,70 incl.
